Inflation adjustment does not apply to the band counts and shares on this tab, because they use actual sale prices. The median price chart at the bottom is adjusted.
These figures count every standard residential sale registered with HM Land Registry in England and Wales (Price Paid Data, category A). Scotland and Northern Ireland are not covered. A rising share of sales above £500k reflects price growth and changes in the mix of homes sold. It does not measure how much any one home's value changed: use the HPI tabs for that.
Years are taken from the period selected above: —. Median prices are shown for all property types only.

Real prices strip out general inflation, so you can see whether homes gained or lost value in today's money. Every figure on this tab uses the area, period and property type chosen at the top, and is shown in pounds of your end month.
Real price restates each month's average price in pounds of your end month, so the two lines meet there. Where the real line is higher, prices were worth more in today's money.
Green beat inflation, red lost value in real terms. The grey bar behind is the cash change.
Selected area, start to end month.

Buy month = your From month, sell month = your To month, property type = your choice at the top. Change any cost assumption below.
Returns are before income tax and capital gains tax. Rents are ONS Price Index of Private Rents averages and prices are UK HPI averages for the same region and property type, so yields describe a typical home, not a specific deal. The S&P 500 line invests exactly the same cash on the same day, converted to pounds, with dividends reinvested.
—
Rent and cash dividends are counted at face value, as money you spend or keep as cash. If you reinvested them you would end with more. Return a year allows for when each pound arrives, so it is the fairest single figure for comparison. Total back shows the plain pounds. Figures are scaled from the average property in your region and type, so stamp duty is worked out on that property, not on the scaled price.
Smoothing in house price indices hides much of the true ups and downs of owning one property, and leverage multiplies them. Treat property risk figures as a floor.
